Two Dushanbe residents are suspected of fraudulently selling apartments in new buildings in the capital and allocating land, the press service of the Ministry of Internal Affairs of Tajikistan reports.
Thus, during operational investigative activities, police officers established that on June 10, 2024, a 37-year-old resident of Dushanbe entered into a joint venture agreement with the management of the construction company Sokhtumon Palace LLC for the construction of an apartment building. He received his share of the property, and after receiving the title and acquired rights, he was aware that the apartments in the building had been sold by the director of Sokhtumon Palace LLC to other individuals under contracts. In order to obtain gratuitous profit, he gained the trust of the individuals and re-executed the agreement in his own name, acting as a representative of Sokhtumon Palace LLC.
In November 2024, the aforementioned individual gained the trust of a 28-year-old resident of Penjikent and, using an unnumbered and undated contract, sold her a 46.41 sq. m. apartment on the 14th floor of an unfinished new building for 160,000 somoni, using the proceeds for personal purposes.
In the same way, in January 2025, a criminal, having gained the trust of a 38-year-old resident of Muminabad, took 187 thousand somoni from him, sold him an apartment of 53.67 sq. m. on the 10th floor of an unfinished new building on the basis of an unnumbered and dated contract, and kept the money for himself.
Also, during the course of operational-search activities, police officers detained a 42-year-old resident of Dushanbe on suspicion of committing fraud.
In 2021, the suspect gained the trust of a 37-year-old resident of the capital, took $7,000 from him and promised to allocate a 0.6-million-square-meter plot of land in the Shokhmansur district, but never fulfilled his promise.
An investigation is underway into these facts.
